For each successful partnership with landlords that you facilitate, we will provide you with a referral fee. The amount of this fee may vary, so please contact us for further details. This fee is supplemental to any charges you impose on the landlord, thereby increasing your revenue.

We at Jay Serene pride ourselves in housing the best possible guests. Theses are guests that not only take the best care of your property but generally stay longer and bring any concerns to our attentions much sooner.

A typical AST tenant may stay in a rental property for 6-12 , maybe longer. So it is understandable that you may have concerns that having more guests within the properties will increase wear and tear.

Yet, landlords and property managers alike have noticed that their properties stay in better condition with serviced accommodation in place. This is due to a number of factors, but mostly due to:

  • Professional Management
  • Regular Professional Cleaning
  • Increased Damage Inspections
  • Quick to repair any issues

The terms of your agreement with the landlord typically determine this matter.

Should you have an arrangement with the landlord which designates you, the estate agent, as the party responsible for managing maintenance, we will proceed accordingly. Additionally, we provide the option to address minor property issues promptly and subsequently issue an invoice for the expenses incurred, without imposing any supplementary charges.

In the absence of such an agreement, we will manage maintenance issues and cover the costs up to £150, for any additional cost an costs an invoice will be sent. This £150 limit is refreshed monthly.

For any damages caused by guests that are not attributed to general wear and tear, we will assume responsibility for all associated charges.

 

Guests are required to provide a damage deposit prior to their stay. A screening process is also conducted to ensure compatibility between the guests and our managed properties.

Should damages occur, the deposit is utilized to cover the expenses. If the deposit is insufficient to cover the repairs, any additional costs will be charged to the guest's card on file.

In the unlikely event that this is not feasible, an insurance claim will be filed. Costs arising from guest damages will never be borne by the landlord, and monthly payments will continue during the repair period.
